Before applying to lease a property, please review the screening process.

Before sending the application please be sure to complete the application cover sheet in its entirety, if Move in date, lease term, etc. are not completed, this will be considered incpmplete.

All prospective applicants 18 years of age or older, will be required to complete a rental application. For example, applicants including adult dependents whether they be applicant’s parents or applicant’s adult children will be required to complete a separate lease including an additional $45.00 application fee.

The term “applicant(s) under this policy means the person or persons that will be signing the Lease as “residents”; the term “occupant(s)” in this policy means the person or persons that are authorized occupants under the Lease.

Property Experts, LLC are neither property manager nor landlord.  Property Experts, LLC. is a real estate brokerage contracted to lease homes for the represented management company, landlord, owner. The rules and regulations of the lease and leasing criteria is set in place and designed by the management companies.  Property Experts, LLC. has no authority to change those rules or regulations set forth by the management companies, landlord, and owners.

      I.        Income – W2

  • Prospecting tenant should earn at least 3 x’s the monthly proposed rent.
  • Handwritten check stubs are insufficient and will not be accepted for income verification.
  • If paid with cash, personal or business checks, or no check stubs provided, applicant must provide bank statements and deposits for 3 months.
  • Additional sources of verifiable income may be considered.  Also, applicant(s) must provide six most recent, consecutive bank statements if any of the additional sources of income listed above could not be provided or verified directly from the supplier.  These sources may include:
    • Child support, grants, pensions, alimony, GI benefits, disability, trust funds, social security and savings accounts.
    • Employment offer are accepted, only when the job is less than 30 days; however, the most recent paystubs from prior job are required. All employment offers must also be verbally verified for authenticity. 
      • Applicant may submit letter of employment on company’s official letterhead may be accept, but acceptance is at sole discretion of Management Company.

    II.        Self Employed – 1099Misc

  • Applicants which are self-employed must submit the following information:
    • Most recent tax return
    • 6-months bank statements
    • Copy of any relevant business license.  For instance, a self- employed general contractor will submit a copy of an unexpired contractor’s license.

   III.        Combining Income

  • Applicants that are combining income meaning two or more roommates are accepted on a case by case basis and is at the sole discretion of the Management Company.
  • If and when allowed, at least one of the roommates must meet 75% of the income requirement, and other roommate(s) the remaining 25% income requirement, but no roommate may full under 50% of the income requirement.

   IV.        Credit History

  • Credit score she be at least 500 or higher.

    V.        Rental History

  • Applicants should have excellent rental history including timely payments, no other problems such as noise, destruction of property, or general tidiness.

   VI.        Employment

  • The Property Experts, LLC.  will contact the applicant’s employer and or prior employers.
  • The employer must verify income, term of employment (at least one year), and provide a positive reference.

 VII.        PROPER DOCUMENTATION

  • The following documentation is required for every applicant to be considered:
    • A completed rental application (submitted via fax or email).
    • Application fee of $45 each applicants including adult dependents whether they be applicant’s parents or applicant’s adult children can be paid either online via PayPal or On-site.
    • Bank Statement – most recent
    • Driver’s License or Identification Card copy– State Issued
    • Employment verification letter – filled out completely with employers name, address, phone and or fax number, or six consecutive pay stubs.
    • Verification of Rental History or Landlord Reference Letter Income requirement – W2 or Self-Employed 1099MISC, whichever applies.  Self-employed individuals may be requested to provide most recent tax forms.
  1. VIII.        The Application Process
  • An application can be approved and processed within a few hours provided the applicant has the required documentation. The normal turn- around time is 24-48 hours

   IX.        AUTOMATIC DENIAL FOR RESIDENCY 

  • An Applicant will automatically be denied for the following reasons:
    • Previous evictions for cause.
    • Criminal offenses - rental applicants, who currently have pending charges, for one or more criminal offenses involving violence, sexual offenses, drug-related activity, injury to person or damage to property, including without limitation, homicide, battery and assault, sexual assault, possession or sale of an illegal substance, burglary, or theft.
    • Applicants who have been convicted of one or more of such criminal offenses.
    • Applicants who have pleaded guilty or no contest to one or more of such criminal offenses.
    • Applicants who have had one or more of such criminal offenses disposed of other than by an acquittal or finding of “not guilty’.
    • Applicants that falsify any information on the Rental Application
    • Applicants that are in the process of filing bankruptcy or that have an open bankruptcy.
    • Applicants with any unresolved debts to a landlord or mortgage holder unless debt is paid prior to approval of rental application.

    X.        Security Deposits

  • The standard security deposit is equal to one month’s rent.  Additional security deposits may be required under certain circumstances.  

   XI.        Pet’s - Are People Too!  They are considered as family and are accepted with the following requirements:

  • Pet Rent and Applicable Fees
    • Pet Rent – Tenants will pay $10.00 per month for each pet on Lease Agreement.  For example, tenants with 1 cat and 1 dog will be charged an additional $20.00 per month.
    • Pet Fee – Tenants will pay $200.00 non-refundable pet fee per pet on Lease Agreement.  For instance, tenants with 1 dog will be charged a $200.00 non-refundable pet fee; tenants with 3-dogs will be charged a $600.00 non-refundable pet fee. 
    • All breeds of dogs and cats are welcome into our homes.
    • Tenants must obtain renter’s insurance with $500,000 liability naming the pet(s) in the policy if breed is listed below.  Aggressive Breeds include, but are not limited to:
      • Akita
      • American Bulldog
      • Chow Chow
      • Doberman Pincher
      • German Shepard
      • Mastiff
      • Pit Bull / Amstaff
      • Rottweiler
      • Shar Pee
